Manitoba's Residential Tenancies Act lets a landlord enter on written notice given 24 hours to two weeks ahead, for listed purposes such as repairs, inspections and showings to buyers. The tenant can push back with reasonable other times. Here is each rule with a link to the Act and the Residential Tenancies Branch.

What Manitoba requires

The notice

State the purpose and the time or times of entry, which must be reasonable, and give it at least 24 hours and no more than two weeks before the first time. The Branch suggests a specific time where you control the work and a reasonable window where you do not, and says contractors should be let in by the landlord or an agent.

Giving it

Hand it to the tenant or an apparently adult person at the residence, or send it by first class mail. A mailed notice counts as given on the fifth day after mailing, so count the 24 hours from then.

No notice, objections and abandonment

Emergencies, consent at the time, showings to new tenants after a termination notice, the move-out inspection day and agreed tenant services need no notice. A tenant may object and offer reasonable other days and hours. A unit believed abandoned needs a 24-hour posted notice first.

Common mistakes

  • Mailing the notice two days before the entry: it is not given until the fifth day.
  • A notice three weeks ahead: more than two weeks does not count.
  • Ignoring a tenant's reasonable alternative time.
