24 hours, in writing, with the time
Give written notice of the time of entry at least 24 hours ahead and come at a reasonable time. Service NL's form asks for the date, a reasonable time of day and the reasons; without proper notice and reasons, the tenant may end the tenancy for interference with privacy.
Giving the notice
Hand it to the tenant or someone 16 or older who lives there, post it where it will be seen, put it in the mailbox or under the door, or send it by registered mail or express post (served on the fifth day after mailing), courier or email to an address the tenant gave.
Showings and abandoned units
Once a notice of termination is given, the unit can be shown to prospective tenants or buyers at a reasonable time after a reasonable effort to give 4 hours' notice. An abandoned unit under section 31 may also be entered.
Common mistakes
- A notice with a date but no time of entry.
- Mailing the notice by ordinary mail: the Act lists registered mail or express post.
- Leaving out the reason for entering.
