At move-in
The landlord and tenant together inspect the condition of the rental unit on the day the tenant is entitled to possession, or on another day they agree on. The landlord in good faith offers the tenant at least two opportunities to take part.
The landlord completes a condition inspection report, both sign it, and the landlord gives the tenant a copy within 14 days. If the tenant did not take part after two offers, the landlord inspects and signs alone and still gives a copy within 14 days. A tenant may send an agent instead, telling the landlord in advance.
At move-out
At the end of the tenancy, the landlord and tenant inspect together before a new tenant moves in, on the day the tenant leaves or another agreed day, again with at least two opportunities offered. Both sign the report and the tenant gets a copy within 7 days.
A tenant who skips both offered inspections loses the right to the return of the deposit. A landlord who does not offer them, does not inspect, or does not complete the report and give a copy loses the right to claim against the deposit for damage.
The deposit
Within 15 days after the later of the end of the tenancy and receiving the tenant's forwarding address in writing, the landlord repays the deposit with interest or applies for dispute resolution to claim against it. Condition inspections are one of the standard terms of every tenancy agreement.
From walkthrough notes to a finished Yukon report
Walk the unit room by room with the tenant or their agent and note each item. ReportDraft writes the notes up as a room-by-room condition inspection report, with signature lines for the landlord and the tenant or their agent.
If the tenant did not take part after two offers, choose that option: ReportDraft adds a statement recording that the landlord inspected and signed alone, as the Act allows.
Common mistakes
- Offering only one time for the inspection instead of at least two.
- Inspecting without the tenant before they have missed both offered times.
- Not giving the tenant a signed copy within 14 days at move-in or 7 days at move-out.
- Following the old Residential Landlord and Tenant Act, which was replaced on September 1, 2025.
- Missing the 15-day deadline to repay the deposit or apply for dispute resolution.
